Our core focus is on acquiring industrial properties with value-add potential, including light and heavy distribution sites, warehouses, self-storage, cold storage, flex buildings, and light manufacturing facilities. We also acquire development land with industrial zoning, whether occupied or vacant, with single tenant properties being our preference. Our criteria for acquisition include loading docks, minimum 16′ ceiling heights, abundant parking, and proximity to major roadways and freight rail.

Our geographic focus is on the Northeast and Southeast regions of the United States, where we have built a portfolio of 12 properties, with deal sizes ranging from $250k to $7.5MM. We are financially backed by a family office operated by the family of our Managing Principal, allowing us to transact quickly without the need for financing contingencies.
